The average cost right now for a full roof replacement in the Edmonton area is going to cost you anywhere between $4 per square foot up to $5.50 per square foot. The numbers that we’re sharing with you today are based on asphalt shingles, particularly architectural shingles. These range from entry-level types to class 4 hail resistance and higher wind resistance types of shingles. Our main reason for focusing on asphalt shingles is that approximately 75% of all homes in North America either have asphalt shingles or will get replaced with asphalt shingles. Overall Complexity of Your Roof

There are three main factors that we would like to share with you today that will play a part when getting your roof replacement. The first factor is the overall complexity of your roof. For example, how steep is your roof? Is it a lower slope roof or a steeper slope roof? Is it a one-story bungalow or a two-story? Is there a bunch of valleys to route your roof, a bunch of hips, or extra ledges around your roof? As an Edmonton roofing contractor, I know that those are the types of things that will definitely drive the price up when getting a roof replacement. 

Removal of Existing Materials

The removal process is another important factor. Is it a double or triple removal? Is it a cedar tear? That all plays a part. Removing two layers of old shingles takes up a lot of extra time. Also, a cedar tear requires a bigger bin and costs a bit more. Just removing the cedar alone compared to asphalt shingle is harder and takes up more time. In those cases, a cedar tear, in particular, will drive the cost up a bit more. You will want to consult with a professional Edmonton roofing contractor in order to get a proper quote.

Materials Being Used

The materials being used are another important factor. Starting from your entry-level type shingle, your class 3 type of shingle, going all the way up to a class 4 hail-resistant, higher wind-resistant, more premium type of shingle. Option three might be that premium package with full valley metal, full drip edge, high-profile capping, and more. It’s important to go over the quote, understand the materials, and all the extra items and accessories they could be offering you.

Access to Your Roof

The last factor on our list is the access to your roof. How accessible is your roof for the supplier’s truck when delivering the materials or for our dumps when removing all the old materials? In some cases, the supplier’s truck’s conveyor belt won’t reach the roof due to power lines, trees, or the distance from the street to the roof. If the supplier can’t load the roof, they will have to place all the materials either on the driveway or somewhere close to your property. If that happens, we would have to load all the materials ourselves, which would bring the cost up a bit.

Additionally, if we can’t park the dump truck close enough to quickly toss all the old materials into the dump and have to place a tarp on the ground, toss all the old shingles onto the tarp, then make piles and carry them to the dump truck, it will result in extra time and extra cost to the labor.
